Vision
Guinness is one of the few brands that has managed to transcend the product it sells; it has become a symbol of Ireland itself. Its headquarters in Dublin have become an important tourist attraction, with visitors seeking the full ‘Guinness experience’. Recent modernisation of the iconic brewery has freed up space, allowing Diageo and developers Ballymore to open the site out to the city of Dublin for the first time in over 200 years.

Beyond the gates

Our commitment to understanding the context of St James’ gate secured our selection for this iconic project. After extensive research into the local community and liberties—the houses around the brewery that have become a neighbourhood of artisans and factory-workers—we created a masterplan that is culturally sensitive and authentic, and reflects life beyond the Guinness gate.

A new urban quarter

Our design envisions 336 new homes—20% of which will be social housing—a theatre, gallery, new local artisan market, food hall, and commercial, retail, hospitality and community spaces. These will coexist with the brewery and Guinness Storehouse tourist attraction in a vibrant, mixed-use urban quarter.

Preserving heritage

The history of the site will not only be maintained, but enriched. FaulknerBrowns seeks to give new life to the site, retaining the unique built heritage while encouraging a collaborative community of residents and visitors. The masterplan also integrates more than two acres of outdoor space, with greenery and public squares reopening long-closed streets to the local community.
