Plans have been submitted for the first new homes at Sheepfolds, marking a significant step in the continued regeneration of Riverside Sunderland.
Working with Vistry and Sunderland City Council, the project will transform a former industrial estate into a residential neighbourhood of apartments, townhouses and duplexes, alongside spaces for community and commercial use. As one of four neighbourhoods in the Riverside Sunderland masterplan, Sheepfolds will help revitalise the city centre by delivering much-needed homes on a brownfield site. It forms part of a wider ambition to create 1,000 homes, complemented by workplaces, leisure facilities and civic spaces.
The first phase at Sheepfolds proposes 102 homes within an ambition for around 350 mixed-tenure properties. The site lies on the northern edge of Riverside Sunderland within the Creative Mayoral Development Zone and has received £4.8m from the Brownfield Housing Fund Grant, administered by the North East Combined Authority. Support from Homes England is also helping to deliver key infrastructure, including the Keel Crossing, improving links between Sheepfolds, the Vaux community and the city centre.
