Orchard Yard: Public exhibition

This week we are sharing proposals for Orchard Yard, a new neighbourhood within Newcastle’s historic Stephenson Quarter.

Orchard Yard is part of the wider Founders Place regeneration. The plans include around 78 homes: a mix of apartments, duplexes and family houses designed around the principles of long-term living and a balanced, multi-generational community. The ambition is to create stability and a sense of belonging, rather than short-term or transient occupancy.

The exhibition, organised by developers Igloo, will take place at the Farrell Centre across two days this week. Visitors can explore drawings and models illustrating the vision for the site, speak with the project team and share feedback.

A new urban quarter

Founders Place sits alongside Newcastle Central Station and forms the next phase of development in the Stephenson Quarter. The masterplan continues the work already started here; shaping a mixed-use urban district that honours the area’s industrial heritage while putting people, place and purpose at its core.

The framework integrates homes, workspaces and social spaces to create a connected environment that supports balance and healthy living. Although different designers are delivering individual plots, a shared strategy developed by Igloo with Newcastle City Council ensures that each contribution feels coherent, contextual and distinctive. Collaborative work with Historic England and heritage specialists has established a conservation approach that celebrates Newcastle’s industrial legacy while securing its future for generations to come.

Orchard Yard and its setting

The site has been vacant for many years, and buildings on Orchard Yard have fallen into disrepair. What was once part of a working city became inaccessible and isolated from everyday life.

The design for Orchard Yard draws on the character of historic streets and yards without imitation. Building footprints and massing follow established street patterns along Orchard Street, South Street and Sussex Street, with linear forms reflecting the rhythm of former industrial buildings. Public-facing perimeter streets and quieter communal green spaces create a clear structure, offering openness while respecting privacy.

Connected and active streets

The plans aim to reinforce existing routes, prioritising pedestrians and cyclists while supporting local businesses and inclusive access. At street level, spaces for community activity and local enterprise will encourage interaction and keep the public realm lively, continuing the spirit of innovation that shaped Stephenson’s era.
